Our team of experienced hospitality professionals uses a tailored pricing strategy that takes into account factors such as city occupancy rates, travel trends, property location, nearby events, seasonality, and competitor pricing. This comprehensive approach ensures your property consistently generates strong revenue throughout the year.
Are There Any Setup or Onboarding Costs?
Getting your property ready for guests is straightforward with our one-time onboarding fee. This covers everything from professional photography and compelling listing creation to initial professional cleaning, linen preparation, price optimisation, and a property readiness check by our dedicated team. The fee is deducted from your first month’s income, so there are no upfront costs.
What if guests have trouble accessing my home?
We provide guests with check-in details via the platform, email, and SMS prior to their arrival. In the unlikely event that a guest has trouble accessing your home, our 24/7 guest services team is available to assist them and guide them through the process.
Can I communicate with my guests?
To ensure consistent and professional communication with your guests, we ask that all correspondence goes through Domaplex. Your listing is hosted on Domaplex’s Airbnb account, and our 24/7 guest experience team is available to handle all guest queries via message or phone. If you would like to send a specific message to a guest, simply let us know, and we will relay it on your behalf.
How quickly do you respond to guests?
Our goal is to respond to guest inquiries within one hour during business hours. There may be slight delays in the morning as we address inquiries received overnight. For urgent matters outside of business hours, our on-call team is available to assist promptly.
What ongoing costs will I have?
Airbnb charges a service fee of 15% (plus VAT/GST) on your total income. Domaplex applies a management fee (plus VAT/GST) on your gross platform earnings, which includes booked nights and the cleaning fee.
How quickly can you list my property?
We can have your property listed and ready to accept bookings in under a week. During the onboarding process, we will provide you with a property essentials checklist, including an initial stock of cleaning supplies and guest essentials such as toilet paper, bin liners, and toiletries. Our cleaning team will replenish these items as needed, with costs charged back at cost price. The exact timeline for listing your property depends on how quickly you provide the necessary information. If you’re ready and committed, we’ll get it done in no time.
How do you screen potential guests?
Our guest vetting process involves three key steps:
- ID Verification: We use official ID verification software to confirm the authenticity of every guest. If the booking is through Airbnb, this is handled via Airbnb’s verification process. For other platforms, we use third-party verification tools.
- Fraud Detection: Our system uses an application programming interface (API) to detect and prevent fraudulent activity during payment processing.
- Expert Review: Our trained team manually reviews guest details and cross-references them to identify any red flags. These comprehensive checks ensure your guests are genuine and trustworthy, giving you peace of mind while maximising bookings.
